FAQ

Common buyer & seller questions

Straight answers about park approval, financing, valuations and closing in Florida.

For Buyers

Do I need to be approved by the community?

Yes. Nearly every Florida mobile home park requires an application covering background, credit and income. We prepare you for it up front and submit everything alongside your offer so there are no surprises.

Can I finance a pre-owned mobile home?

Often, yes. Chattel lenders finance homes in land-lease communities, typically with 10-20% down. We can point you to lenders who work in Florida parks, or you can purchase with cash.

What is lot rent and what does it cover?

Lot rent is the monthly fee paid to the community for the land your home sits on. It usually covers amenities, common-area maintenance and trash, and sometimes water and sewer. We list current lot rent for every home we sell.

Are the homes inspected before they're listed?

Every home we list is walked and evaluated for roof, subfloor, plumbing and HVAC condition. We disclose known issues in writing rather than letting you discover them after closing.

For Sellers

How is my mobile home valued?

We look at recent sales in your community, the home's year, size and condition, and current demand in your area. You get a written breakdown of how we reached the number.

Do you buy homes for cash?

Yes, on qualifying homes. If you need a fast, certain sale we can make a cash offer, or we can list the home to pursue a higher price. We'll explain both options honestly.

How long does a sale usually take?

Cash purchases typically close in one to two weeks. Listed homes depend on the community and price, but most of our listings go under contract within 30 to 60 days.

Who handles the title and paperwork?

We do. Titles, tag transfers, bills of sale and the park's transfer packet are all handled for you, and we coordinate directly with the community manager.
