Inspections

The 4-point inspection most buyers need

Getting a loan or an insurance policy on a pre-owned mobile home almost always starts with a 4-point inspection. It's a focused look at the four systems that drive most claims — lenders and carriers use it to decide whether they'll write the loan or the policy.

1

Roof

Its age and any visible damage, seams or patches — the item Florida insurers watch most closely.

2

Electrical

The panel, wiring and connections, including whether the home has a modern breaker panel.

3

Plumbing

Supply and drain lines, shutoffs, the water heater and any signs of past leaks.

4

HVAC

The air conditioning system — how old it is, how it runs and whether it's been serviced.

Older homes get more scrutiny — the age and condition of each system is often what decides which carrier will cover the home and what you'll pay. We tell buyers what to expect before the report comes back.

Park Approvals

How park approval works

Almost every Florida mobile home community requires residents to apply and be approved before closing. We coordinate the paperwork, but here is what to expect.

1

Submit the application

Most parks require a background check, credit check, proof of income and references. We help buyers complete this before the home is under contract.

2

Provide verification

Expect to share ID, recent pay stubs or bank statements, and sometimes a landlord reference. Each community has its own income-to-lot-rent ratio.

3

Wait for board or manager approval

Approval timelines range from 24 hours to two weeks. We follow up with the community manager so the closing stays on track.

4

Sign the lot lease

Once approved, the buyer signs the community's lot lease and utility agreement. We coordinate the move-in and title transfer dates.

Documents to have ready

  • Government-issued photo ID for all adult applicants
  • Last two pay stubs or proof of fixed income
  • Two most recent bank statements
  • Landlord or mortgage reference
  • Pet records and vaccination proof, if applicable
